Why remodels are the quiet half of the pool business
Most pool marketing chases new builds. But a lot of North County homes already have a pool, and every plaster or pebble finish wears out eventually: HomeGuide puts a pebble finish's life at 15 to 20+ years, with plaster shorter. A remodel can also change how the pool looks and feels (new finish color, tile, coping, and deck) for a fraction of a new build. That's why we built this estimator: so you know the ballpark before a salesperson gives you one.
Signs your pool needs more than cleaning
- Rough, scratchy surface on feet, or finish wearing through to darker material underneath.
- Stains that come back after brushing and balancing the water.
- Hollow-sounding or flaking patches (the finish may be letting go).
- Cracked or loose coping stones, or water loss you can't explain. A leak detection test comes first.
Just stained but otherwise sound? HomeGuide says a professional acid wash runs about $150–$300 and may buy you time before resurfacing.
What's in the price
- Resurfacing: plaster $6–$8 per sq ft, quartz $7–$10, pebble or aggregate $7–$15, polymer $10–$15, tile $8–$30+ (HomeGuide). Pebble Tec runs $10–$20 per sq ft (HomeGuide).
- Draining and refilling: HomeGuide puts refilling at $40–$2,000 depending on size and water source. The estimator includes it whenever you resurface.
- Tile: retiling an average pool costs about $2,500–$5,000 (HomeGuide), more for glass tile.
- Coping: $40–$80 per linear foot (HomeGuide); replacing old coping costs more than new because the old stone must come off first.
- Deck: a basic pool deck resurfacing costs about $2,250–$3,750 (HomeAdvisor). Full new decks cost more.
- Not included: equipment (pumps, heaters, automation), lighting, plumbing or structural crack repair, and permits.
Questions to ask every pool remodeler
- What's your CSLB license number? (Pool work falls under the C-53 Swimming Pool class; check it at cslb.ca.gov.)
- Which exact finish product and color? What's the manufacturer and workmanship warranty?
- Will you chip out the old finish fully, or bond over it?
- Are draining, refilling, the start-up chemicals, and tile cleaning included?
- If you find cracks or hollow spots, how are they priced?
Red flags
- A deposit above the legal limit. For most California home improvement contracts it's $1,000 or 10% of the price, whichever is less (CSLB).
- A finish named only as "pebble" with no brand or warranty.
- Pressure to sign the same day.

Questions
How much does it cost to resurface a pool in North County San Diego?
HomeGuide's 2026 national ranges are $6 to $8 per square foot for plaster, $7 to $10 for quartz, and $7 to $15 for pebble, plus draining and refilling. Local quotes depend on pool size, prep work, and the exact product.
Should I remodel or build a new pool?
If the shell is sound, a remodel (new finish, tile, coping, and deck) usually costs far less than a new build and can change the look completely. Structural problems or a full reshape push you toward bigger projects.
How long does a pebble finish last?
HomeGuide puts a pebble finish at 15 to 20+ years. Plaster usually needs redoing sooner.
